Spoednik has managed and delivered small-scale residential developments, including multi-unit complexes of around five houses. At that size you are past the point where a builder can carry the job in their head, and not yet at the size where a main contractor's overhead makes sense. It is an awkward middle, and it is a good fit for how we work.

The gains on a multi-unit site come from repetition. One setting-out method, one specification, one set of trades moving through units in sequence rather than everyone crowding unit one. Order materials for all units together and the buying improves; sequence the trades properly and each unit finishes faster than the last.

The risks are compliance and cash flow. Every unit needs its own certificates, and progress payments need to track measured work across the whole site rather than whichever unit looks busiest. We run both properly and report on both.

Electrical, plumbing and structural sign-offs are logged against each unit as it completes, so transfer is never held up by missing paper.

What size development do you take on?

We are set up for small multi-unit work rather than large estates. Talk to us about the specific site and we will tell you honestly whether we are the right size for it.

Can units be handed over in stages?

Yes, and on most developments it is the right call. Getting early units transferred improves your cash position while the rest of the site finishes.

Do you handle the professional team?

We coordinate with your architect, engineer and land surveyor and keep the programme aligned to their deliverables. Appointment of the professional team stays with you.
