What we are usually working with
Blouberg's older stock sits close to the beach on compact plots, much of it low, flat-roofed and originally built as weekend housing. Higher up the slope you get double-storey homes chasing the Table Mountain view. Both ends of that spectrum end up wanting the same thing: more glass towards the view without turning the house into a wind tunnel.
The local catch
Flat roofs and wind-driven rain
The flat and low-pitch roofs common in Blouberg were fine when they were new, and most are now well past the life of their original waterproofing. Combine an ageing membrane with rain driven horizontally by a winter north-wester and you get leaks that appear metres from where the water actually enters. We trace them properly rather than re-coating a whole roof and hoping.
