What we are usually working with
Bellville is largely 1960s and 70s family housing: double-brick, solidly built, on erven that are generous by modern standards. Structurally these are among the soundest houses we work on. The layouts are of their time, and so is a lot of the material used above the ceiling.
The local catch
Check the roof sheeting before you touch it
Houses of this era in the northern suburbs frequently have asbestos-cement roof sheeting, ceiling boards or eaves soffits. Left alone and in good condition it is not a crisis, but it must never be broken up, drilled or disposed of casually, and removal is regulated work by a registered contractor. We identify it at survey stage and price it properly rather than discovering it on the day the roof comes off.
