Eddie has partnered with investors on flips for years, and the pattern is always the same: the money is made on the kitchen, the bathrooms, the light and the front elevation. It is lost on bespoke joinery nobody valued, on a layout change that did not add a bedroom, and on three extra weeks of holding cost.
So we scope a flip backwards from the resale number. We will happily tell you which item on your list will not return its cost in this suburb, and we would rather have that argument at quote stage than watch you spend it.
Speed is part of the product. A flip is programmed tightly, with materials ordered before the strip-out finishes and trades booked in a fixed sequence, because on an investment property an idle week is a real number on your spreadsheet.
How we work with investors
- Pre-purchase walk-through and rough order of cost before you bid
- Scope built around value per rand for the specific suburb
- Fixed programme with a committed handover date
- Full renovation delivery: structural, wet trades, finishes, kitchens, bathrooms
- Kerb appeal: front elevation, paving, boundary walls, paint
- Photograph-ready finish and full clean for the listing shoot
- Repeat-project pricing for investors running multiple units
Our approach
An opinion on what adds value
We have seen what sells on this coast. We will tell you when a spend is vanity rather than value, even though it costs us the line item.
Holding cost treated as a cost
The programme is built to get you to market. Long-lead items are ordered before they are needed, not when the trade arrives to fit them.
Come and look before you buy
Walk us through it before the offer goes in. An hour on site can save you from a house with a structural problem priced as a cosmetic one.
Where we do this
Every suburb throws up something different. Pick yours to see what we run into there.
Questions
Will you look at a property before I buy it?
Yes. It is the most useful hour in the whole project. We will give you a rough order of cost and flag anything that changes the numbers.
Can you work to a fixed completion date?
On a flip, yes, provided the scope is frozen. Mid-project scope changes are what break dates, so we lock the scope and price the programme around it.
Do you do multiple units for the same investor?
Regularly. Repeat work is priced better because the setup, the trades and the specification carry across.
