A renovation is a different discipline to a new build. On a new build you control every variable. On a renovation you inherit them: a roof structure someone modified in the eighties, a load-bearing wall that is not on any drawing, plumbing that runs the wrong way under a slab. The job is to find those things in week one, not week nine.
That is why Eddie opens up and surveys before a single price is fixed. Where a wall is coming out, we establish what it carries. Where a bathroom is moving, we confirm where the drainage can actually go. It is slower to start and dramatically cheaper to finish, because the expensive surprises are the ones nobody looked for.
We take on whole-house renovations and single-room work, and we are equally happy on either. What we do not do is start a job we cannot see the end of. If your budget and your brief do not meet, we will say so at quote stage rather than halfway through.

An hour with the roof space open and a drain cover lifted removes most of the risk from a renovation quote. We do that first, every time.
One trade at a time, in the right order
Renovations go wrong when trades overlap badly. Sequencing is planned up front so the tiler is not waiting on the plumber who is waiting on the electrician.
You can usually stay in the house
Where the layout allows, we phase the work and seal off the live zone so you are not paying rent somewhere else for three months.

Questions
Can I live in the house while you renovate?
Usually yes, if we can phase the work. We seal the working zone with dust sheeting, keep one bathroom and the kitchen live for as long as possible, and agree the days where water or power has to go off. Full-house strip-outs are the exception.
Do I need council approval to renovate?
Not for like-for-like work. You do need approved plans the moment you change the footprint, add height, alter the roof line, or touch anything structural. We will tell you which side of that line your job falls on before you commit.
What happens if you find something unexpected behind a wall?
We stop, photograph it, price it and send it to you before we carry on. No variation gets built and invoiced after the fact.
