What we are usually working with
Sunset Beach has larger erven than most of the coast and a good proportion of substantial double-storey homes from the 1990s and 2000s. Space is not the constraint here. What clients want is better connection between the inside of the house and the view, and rooms that work for how they live now.
The local catch
Big glass needs a real structural answer
Opening a sea-facing elevation up to five or six metres of glass means something has to carry the load that wall was carrying. On a double-storey that is a serious beam and often a new foundation under the pad. We get the engineer involved at concept stage so the cost is known before you fall in love with the drawing.
