What we are usually working with
Gordon's Bay climbs the mountain, so a large share of the housing sits on genuinely steep erven with split levels, retaining structures and long flights of steps. Below that, the older village stock near the harbour is flatter and more conventional.

On a steep site with a narrow approach, nothing arrives by truck to where it is needed. Concrete gets pumped, materials get carried, and spoil has to be barrowed out rather than loaded. That is not a contractor padding a quote, it is the physical reality of the site, and any price that has not allowed for it will find the money somewhere else later.
